Danecourt Apartments
DMW Architects are pleased to announce that planning consent has been secured for a new block of 14 flats on Danecourt Road, Poole, marking a successful outcome for a site with a complex planning history.
Project Director: Derek Williams
Client: Beechvale Construction
Planning Consultant: Darryl Howells DHPC
The practice was appointed following two previous refusals on the site. Working in close collaboration with planning consultant Darryl Howells and client Jason Hacker of Beechvale Construction, the team developed a revised concept that both maximised the site’s potential and directly addressed the earlier concerns. The approved scheme consolidates what had been two separate blocks into a single building with one central core. This move achieves a comparable level of accommodation while allowing for greater separation from neighbouring properties.
Responding to the site’s natural topography, the massing steps down sympathetically between the adjacent 2.5-storey flats to the west and the detached chalet to the east, ensuring a sensitive transition within the streetscape. As part of the design process, a detailed 3D site model was used to test and communicate the proposal’s relationship to its context, proving central in achieving a positive outcome.
Despite the challenges of the planning process, the result is a scheme that balances development efficiency with a carefully considered response to its surroundings.
