Harts Lane

Single-storey, Environmentally Conscious Contemporary Rural Dwellings

Located in the Dorset Greenbelt, this project marks a significant milestone in the planning history for this challenging site, with the client having worked through multiple design options over a 15 year period with previous advisors. DMW were appointed in 2021 and obtained planning approval within a year, turning the client’s aspirations into reality.

The site was an underutilised semi-rural plot. With an access road dominating the centre of the site, the residential amenity was significantly reduced. The new design introduced a rational layout that improved the living conditions for each unit, providing adequate private outdoor spaces.

Designed with an open-plan layout that maximises the natural light and views from every room, with each unit positioned to benefit from the surrounding landscape. The stepped configuration allows for an organic relationship between dwellings whilst maintaining privacy.

The development provides an environmentally responsible alternative to conventional housing, demonstrating how under-utilised sites can be redeveloped in a positive and sustainable way.  Through careful design engagement and consultations with the council’s Conservation Officer, DMW were able to secure planning consent. The strategic use of Passive House standards and the integration of sustainable materials and energy-efficient systems proved to be essential in overcoming these challenges.
