Set within the leafy enclave of prestigious Branksome Park, this thoughtfully designed residential block elevates luxury living with generously proportioned units that exceed conventional apartment space standards. Securing planning consent in 2017, the development pays homage to the area's architectural heritage while offering contemporary amenities for discerning residents.

The building’s scale is carefully modulated to complement its suburban context, with proportions that mirror the form of nearby residences. The communal spaces, including a generous, light-filled lobby, establish a welcoming atmosphere while creating a sense of grandeur. The design balances solid and transparent elements, with balconies and roof terraces punctuating the massing.

Commissioned by Bayview Developments, the project’s brief called for the creation of homes that reflect the architectural charm of local Arts and Crafts villas. This local vernacular served as a foundation for the design, which reinterprets traditional elements such as pitched roofs, bay windows, and textured facades.

A mix of traditional and contemporary construction methods will ensure the project’s longevity and sustainability. The use of prefabricated components for certain structural elements will reduce construction timelines and minimise site impact, while careful tree preservation measures protect the site’s ecological integrity. The building’s orientation and expansive glazing maximise passive solar gain, reducing energy consumption while enhancing comfort.

Navigating the planning constraints of a conservation area required a meticulous design process and close collaboration with local authorities. The integration of the building within a densely vegetated site presented additional challenges, particularly in balancing construction activities with tree preservation.
