Planning Achieved for 32 New Homes in Conservation Area

DMW have been granted planning for 32 new homes in Winterbourne Abbas Conservation Area, Dorset.

DMW are delighted to have secured planning consent for a proposed development of 32 new homes in Winterbourne Abbas, Dorset.

The 1.5-hectare site presents a complex and sensitive setting, lying largely within the Winterbourne Abbas Conservation Area and containing several environmental and heritage constraints. These include:

- The retention of a historic barn to protect a long-eared bat roost.
- The preservation of a bat maternity corridor and protected trees.
- A significant site slope, requiring a careful design approach.
- The conservation and integration of existing buildings, ensuring the development respects the area's heritage and courtyard vernacular.

In addition to providing much-needed housing, the scheme includes:

- Public open space and biodiversity enhancements.
- Flood mitigation infrastructure, including a flood bund and water storage area.
- Modifications to the existing access off Manor Farm Lane.
- Dedicated school drop-off/pick-up parking.
- A new play area and improved footpath links.

A key concern throughout the planning process was the flood risk to the site entrance, although none of the proposed homes themselves are at risk. Despite Dorset Council planning officers recommending refusal—largely due to this issue—local councillors voted in favour, recognising that the wider community benefits outweighed the risks.

With over 7,000 people on the local housing waiting list, this scheme—providing homes for around 150 people—will make a modest but meaningful contribution. It could bring up to 80 children to the area, helping to secure the future of the village school, which is located directly opposite the site.

As Cllr Belinda Bawden (Green, Charmouth & Lyme Regis) stated during the debate:

“The development could sustain the village, which might otherwise struggle, and be of benefit to the school bang opposite the site.”
